Unbeknownst to us, this is essentially a trailer park—yes, exactly the kind of rundown thing you're thinking of—that also allows campervans. We chose the "en suite," which means that it's a powered space with a separate outbuilding with a private toilet and shower. Ours just happens to be physically attached to someone's dwelling that's also attached to their trailer. Yeah, it's...weird. But we arrived late, set up without any problem, enjoyed the en suite (which included the same shampoo/soap/etc that you'd find at a hotel, though this had some of the best shower water pressure I've ever experienced), and had a just fine night.
